Default Home Equity

If homes in an area or complex are being sold for $10,000.00 to $20,000.00 more than the purchase price and the appraised value of another home in the same area, would there be equity in the latter example?

All depends. If the homes being compared are almost an exact match, then you could make that argument. However, if they are totally different with regrads to size, shape, condition, garage space, etc, then no.
